I am interested in hearing your wins and some successful tips on what language has been most successful when putting together a direct mail campaign. I would love to see some shared examples of what a direct mail piece would look like when targeting an estate or probate and small and large multi family units. If the content/language would be different or would it be tailored to the target. What is your experience with handwritten letters vs typed, printed and signed.
I currently have a couple small multi family properties and have realized ater listening to a recent episode that if I want to grow my business I need to get into direct mail and create opportunites rather than waiting for them on the mls to pop up. I have also read some great articles on direct mail as well. Here is a situation I am trying to tactfully navigate. My parents live in the same house that they raised me in, their neighbor, who was my neighbor growing up passed away in 2014. The house has been sitting vacant since 2014. The lot is in a fantastic location and I want to purchase the property. Here are a few challenges. The property is in an estate and there is one daughter who myself and my lawyer are having a difficult time locating. However I did find last night that the estate owes back taxes for 2018 and that mail is still being delivered to the property which means someone is checking the mail. I know the name of the daughter and my plan is to drop a handwritten letter in the mail expressing my interest in buying the property. I would be very appreciative of any feedback or strategy.
