I stick to the 3X income pretty regularly. Once accepted someone that was ~2.5x but they had additional income that was not consistent (1099), and so to offset our risk, we accepted with a higher deposit.  Call previous landlords and see if they were ever late and if the landlord would rent to them again, that has always been very helpful.

I haven't had an issue on SFR yet. Upon move-in if they have dogs, I provide some doggie bags and in addition to pet rules supplied, this is the additional verbiage I use in my Pet Addendum:

Tenant agrees promptly remove any pet waste from property at reasonable and appropriate times including but not limited to at least twice per week.
