Post: Land Trust Tax Reporting

I'm looking for clarification as to what are the IRS reporting requirements for pass-through income which is distributed through a land trust to the beneficiaries?  Am I supposed to issue each beneficiary a 1099-MISC, 1099-INT, or some other instrument, or nothing at all?  I look forward to your input!  Thanks!

Post: Virtual Tours - Worth it?!

We do them with www.insidemaps.com because we can pull listing photos from the tour, it generates a floor plan, and it's inexpensive.  Less then 2000 sq ft is $49 and we pay someone $30 to shoot the house which takes 30-45 minutes. You can shoot virtual tour video's using an Iphone, Tripod, and a little motor gadget for your tripod.  We use it to show off our rehabs by doing one before rehab and one after rehab.  It's also handy if you're trying to remember details about the house and need a reference.

Allende - I think your ARV is $225-235, maybe $240k. The higher selling comps are new construction so you will get a lower value. You're better off to keep dropping the price until you get closer to $230k. If you have people coming to see the house, then you're pricing is good. If you start getting offers, your rehab is good. Good luck.

Justin - Most of my experience has been in Central Florida however we have done some in Jacksonville, Tampa, and Brevard as well.

Peter Leerdam checking in.  I'm looking forward to learning from and contributing to this online community.  I started in the residential land development business and since the 2006 market crash have been focused on buying, selling, and renting single family resale investment properties.  We've closed over 800 investment properties since then including fix and flip and rentals and we are still learning daily.
