So unrelated questions regarding 2 of my rental properties in PA:  

1. Does a neighbor have a legal claim to me as homeowner for the transgressions of my tenant? This is basically related to a noisy, rude, and all together obnoxious family which I rent to, despite my pretty extensive screening. 

2. We are deciding to liquidate another property that is currently occupied by a tenant that has been there about 1 year 6 months. After the first year, the lease automatically reverted to a month to month lease arrangement which mandates 30 days notice to vacate by either party. Does terminating this lease arrangement with greater than 60 days notice (essentially we will inform them by certified mail that we do not intend to maintain the least past XXX date) count as eviction (with all the joys of that), or a simple lease termination? I want the house empty to prepare it for the market and do not want to deal with convincing a tenant to keep the place staged.

You guys are awesome!!! That's pretty cool for my first post to get so many replies in such a short time!!! All of your advice is extremely appreciated!!

If anyone needs advice on anything to do with aviation (low flying planes, aircraft noise issues, etc) let me know, that's my speciality!!

So I have a tenant in a half duplex far from where I live. Always had a good relationship and the place looks good every time I go up. This week I get a call from a neighbor who has a laundry list of derogatory patterns of my tenant and complaints. I call tenant and ensure they understand that this happened and restate done if the conditions of the lease. So that issue is out to bed. He's been responsive in the past so I'm confident he will be this time as well.

Then today he emails saying that his father who owns an asphalt company is willing to seal my driveway for no cost just because. I understand that this could be a manipulation tactic, or he really just wants to show that he is interested in staying, but I'm curious about the opinions of those more versed in tenant law, is this a bad idea to accept (add I suspect), and if so, why?
