@Craig Curelop Thanks! I am really excited and I can be impatient but typically I see it as aggressive. I try to run the numbers anytime I see the next property I want to ensure it will still have positive cash flow as well as cover me if rents drop or anything comes up as far as maintenance. The lender I used for my first mortgage is easily accessible and is guiding me as I do. He knows my plan to purchase another investment this December and to continue that growth.

@Jason DiClemente Agreed, very relevant point. I did speak to my lender and the only issue is letting the loan sit for over 60 days since after that they do not look at the money as loan money.

So I acquired my first investment property with an FHA loan. It is a duplex which I will occupy for a year. After that purely investment property. In the next few months I want to attain another separate investment property. I have some funds to use but in order to cover the 20-25% down payment I would have to use a loan or personal loan. Has anyone done this and what should I be concerned about with this?
