I did not sign anything. I basically found the property on my own, clicked contact agent, and she called me. She has shown us a few other properties, but are feeling more comfortable in general with our second agent. I did however get pre-approved with a lender she works with - if that makes a difference.

Hello again Bigger Pockets!

I have an ethical question. Let's say I found a house on zillow or realtor and I reach out to the agent via a form field on the website. I start working with her, but after a bit I'm not liking how we're gelling together. So I go and start working with another agent at the same time. The new agent sends us the house that we originally found on zillow through the MLS because it met our criterion. Is it ethical to put a contract on the original house with the new agent?

Hey @Chris Mason thanks for your response!  What does the chronology of this process typically look like? It sounds like I'd have to get pretty advanced with the seller before even contacting the lender?- Meet with seller, meet with GC, walk property, create renovation plan, THEN approach bank - am I looking at this wrong? It seems like by that time the good properties might be sold to someone else.

I have a newb question. I'm currently living in a condo and will be selling soon. My next primary will need a lot of work as I am wanting to invest in the rehab of it through a HELOC on my condo - all the while still living in said condo as my primary while the rehabs get completed (sorry if that's redundant).

My question is, would a bank let me put 5% down on my next primary while still living in my current one? Would a bank work out a deal with a customer that says "hey, we'll let you pay 5% down as long as you sell your condo on completion of your next home's renovations"?

Make sense at all?

Hello again BiggerPockets!

I've been scouring CL for deals in my area. When I go to roll by a property, its either (at best) not the right address according to the ad, or (at worst) not even there. What is the end game to these kinds of posts? Today an ad was posted at 8AM for a SFH and when I went to look at it 2 hours later it was just an empty lot that didn't even look like it came from the same picture.

Have you come across these kinds of ads? What is their end game? I've called a few but I'm thinking they are just trying to collect numbers to spam. Anyone have any tips for spotting the fakery early?

@Michaela G. Ah! I did not know about a 203k loan. I will definitely look into it. One of the reasons I was trying to structure the sale like this is that the fiance isn't too keen on moving in with fam or moving into a rental while the home gets rehabbed. I suppose if we found the right place we could live there while it gets fixed, but with a dog and two cats that doesn't sound like the best plan.

Anyways, thanks for the advice!
