Let me know if you have any luck on your side.

I am trying to get creative ideas on how to do remodels or renovations such as: 

- Internal layout change

- Second floor addition

- Major or small exterior update.

- Complete bathroom, kitchen update

I would like to have a deep understanding of the things to look out for, the considerations to account for such as for example the plumbing pipes, the ductwork, the electrical upgrades, weighing up the different options, envisioning the space. What is possible and not.

I am wondering if there is any good youtube channel specifically on that topic that you have come across and would recommend.

That would be the youtube of house flipper who has done tons of remodels (NOT new constructions) and explain what he did and his thinking.

Any recommendation would be very much appreciated.

Hi,

I am trying to check out the neighborhoods overlay maps by Trulia showing listing prices, sale prices, price per square footage, etc.
I don't see them anymore.

Is it just me or is anyone else having the same issue?
Have they decided to stop making them available to the public ?

I always found them very useful.
Can someone suggest how I could see those overlay maps again?

If there are other websites which could provide me with the same information, please let me know, even if they require a subscription.

Would I be exempt from the NJ realty transfer fee if I use a quit claim deed instead of bargain and sale deed?

I own a property in my personal name and I am looking to transfer it to my LLC.
I have a mortgage on that house.

My attorney prepared the deed for the title transfer and I went to the Clerk office of Morris County, NJ to record the deed.
The deed is a bargain and sale deed and the consideration amount on the deed is $1.00

To my shock, the county clerk's office does not want to record the deed because of the mortgage on the house. 
They want me to pay the realty transfer fee on the remaining balance of the mortgage.

We are talking several thousand of dollars. That is insane.
I am transferring the title to my LLC for asset protection and there is no other unrelated third party involved.

I don't think I should be paying realty transfer fee. It is unfair.
What should I do?

Have you been in that situation?
Any suggestion is welcome.

@Becca Summers No I didn't sign anything yet with the title company. They informed me one day ahead of the closing date.

Nothing to do with the delay.

The reason I am less keen to proceed with the contract is because I realized that the house is in a less desirable than I initially thought.
Not necessarily a deal breaker! But it might deter some of my buyers when I resell it.

What would you do if your seller couldn't close on the date agreed upon?
Would you take advantage of the situation and ask for a price reduction.
It is an estate sale and the seller don't yet have all the paperwork necessary to close and needs more date.
I am no longer super keen on proceeding with the purchase and I wonder what my options are.
- Can I back out of the deal?
- Can I get a price reduction?
