I own a small real estate brokerage in CO and I'm also looking to start a mortgage company or at least having some staff members licensed as loan officers.  Does anyone have experience doing this and can show me how best to go about it?  Thanks!

Hey Kyle,

It's hard to find rentals that still cash flow in the LTR space, but not impossible.  Do you currently have a primary residence?  If you can find a property with an assumable loan at a much lower interest rate, you could live in the property and house hack it for a year and then turn it into a cash flowing investment property and rinse and repeat.  Feel free to reach out if you want to discuss!

If you can find a great long term rental that still cash flows in CO, then I'd say it's still worth it. I've dealt with 2 evictions in my career, but those were due to my own inexperience when vetting tenants. I'm still comfortable with LTR, MTR, and STR here in CO

Hey Michael,

This is certainly a big swing.  Do you have access to the paid version of airdna to find comparable properties that are cash flowing at 500-650 a night?  If not, It's possible for you the create the market with the best luxury experience in Castle Rock, but obviously a little risky.  Let me know if you want to poke around with our airdna account!

On Market deal that was sitting for a month. It was fully flipped and we offered slightly less than asking.

We used a commercial SBA loan with 10% down, but with my commission, working capital, and some Pandemic incentives, we were able to purchase this home with $2,000 down.
