I am looking to plan a tax strategy path for my properties and LLC. I know alot of BP'ers out there are real estate dedicated CPA's and this can be done remotely!

Funny that i just found this! I have been to a few of the "other" meetups and was looking for something much less formal with the ability to network some more! Looking forward to this!

Does anyone have a system for organizing and rotating locksets? Mine are a complete mess and i have zero organization for them....any suggesstions?

@John Warren i haven't looked into if the utilities can be separated yet. The combined utilities paid by the owner(me) was taken into consideration while analyzing the deal. 

My question was a little bit towards what @Adam Detig was saying. Could i cap the included utility expense in the tenants lease at X amount and they are responsible for any overages.

I just acquired a duplex where utilities aren't separate for the two units. Does anyone have experience with a property like this, and limiting "usage" in the lease agreement? HELP!!

@Natasha Keck Thanks for the tip! I am not an accountant, but i do have common sense on my side and am also numbers friendly. I am going to look into it, as a majority of investors on BP tend to side with using Quickbooks.

@Natasha Keck I have read alot of posts about Quickbooks on BP. I am somewhat intimidated by all of the adjustments. Any helpful tips?

Hey everyone!

I am still rather small(4 units) but I am in the process of setting up systems to be able to scale in the near future. Does anyone use any accounting software on a mac? For example, Quicken, or Quickbooks? I have read how difficult Quickbooks is?! I currently use some custom Excel spreadsheets, but would love some automation and something that connects directly to my bank!

I have seen buildium, I just dont believe i can justify the cost, YET. Any feedback would be much appreciated.

@Jonathan Bukowiec it will show you your transaction history, however i just transfer money into the account associated with that property's tenant. It has been extremely easy so far. The best part about it is, the tenants pay directly from their bank account for free. I guess if they had to they could pay rent with a credit card as well, because you can link credit cards to your account. 

I am curious to hear peoples opinions as well. There is probably a pitfall somewhere.
