Hi Geoff,

I'm a newbie from the Portland area as well.  I've been looking for investment property in Westbrook, south portland and the Deering area.  Very hard to find anything that isn't too expensive.  Owner occupied is the way to go, I'm sure you could make the numbers work if you do that.  To give yourself another out you should also run the numbers if you choose to move out and keep the property, would it still cash flow?

HI Micahel,

Thanks for the input!  I'm not very familiar with the surrounding areas, I've just started doing my homework.  I've lived in Maine most of my life, just not in that area.  I got the impression early on that Portland itself is out of the question.  Yeah hitting the 2% rule is rough around here, but doing some initial research (still new so my numbers may be off) I think there is still opportunity to make a multi unit cash flow in maybe Westbrook.  Thanks for the input on S Portland, Scarborough, and Gorham!   I looked at a 3plex in Saco and I agree with the tenant quality, it wasn't good.

What type of investing do you do?  Buy and hold/flipping/whole sales?

Hello.  I'm a learning newbie in southern Maine and was looking at investing in a multifamily property outside of Portland.  Maybe Westbrook, Scarborough, Gorham, Falmouth, south portland.  Are there any towns or neighborhoods that you would avoid?  I'm still in the early stages of narrowing down the location I want to focus on.  Thanks!

Hello out there.  I'm a newbie just starting to learn about the real estate business.  My interest is to invest in multi family houses outside of the Portland area with positive cashflow and to hold them for a long term investment for retirement, maybe even work less over the next 10-15 years.  I'll be doing this on the side as I'm self employed and love what I do but I need to build security for the future.
