Hey @Greg R.thanks for the note. We haven't gone through the appraisal process. We are using a home renovation loan which is tapping into existing equity of the primary house. Our ADU is going to be 1,100 sqft and detached. There have been a few recent home sales in the area with a ADU which have received favorable prices and hoping to use those as points of reference. I am going with Murray Lampert. My top three were Murray Lampert, SD Casitas and ADU Geeks. Murray Lampert had the best option for me with their Design and Build team since I don't live in San Diego. SD Casitas offers design and build options too. They were great and it was a tough decision. I may have gone with SD Casitas if I lived in SD. ADU Geeks is a really good team and I think they might specialize in garage conversions. Would recommend giving them a call. Good luck with your efforts!

In my personal situation, they appraised the ADU as an addition, even though it is detached and above a garage. And despite the fact that there are multiple duplexes on my street. It was pretty bad. I hope you have a better experience.

Comps will always be the biggest problem - finding comps that are similar that the appraiser can use. And it depends on how good the appraiser is as well. I would get with a GREAT realtor (I have referrals) that can find the comps, and don't be afraid to fight for your value, if you think the appraisal value is off. I am building an ADU on one of my rental properties and looking to maximize the appraisal value. The ADU will not be attached to the primary home and will have a separate entrance with parking.

How have appraisers been valuing stand-alone properties? For example, if comps for the primary home are $500 sq ft, are ADUs in the San Diego market being valued at $250 sq ft? I believe a duplex comp is most appropriate but I am trying to get an estimation on what the appraisal could come back under worse case scenarios. Any insights shared about ADU appraisals would be greatly appreciated. Thanks!
