Who knows what that end number is going to be.  I think it is going to change as we grow and inevitably have new needs.  My current goal is 5K a month passive until my wife finishes going through school.  That number gets me to financial independence but doesn't leave a ton of room for fun.  From there the journey still continues and our goals must continue with them.

I know I'm a little late to the party but San Diego just changed some laws about efficiency units which is leading to many previously illegal units becoming legal with the proper paperwork.  It would be worth researching and looking at something with a second unit that could become a great house hack.  Good luck with your purchase.

Thanks for the detailed answer Chris.  I definitely agree with both points you made.  As an investor I know that this is just the time to buy since home owners are getting a little worried and the market softens.  I appreciate and will pass on your post.

Hey everyone.  My Mom is a Realtor in Orange County Ca. and has been having a hard time selling a few properties that seem to be correctly priced.  She asked if I had any ideas about creative incentives to get traffic through the house.  The market in her area has seemed to slow down after July of this year and she is looking for new ideas.  What kind of outside the box ideas has anyone used to drive traffic to their properties?  Thanks and Happy Thanksgiving.
