Thank you I will follow up with that. Will call attorney in to see what can be done. I am only asking because I am comfortable with the title. The issue is whether I could finance cash out latter to say buy other properties because it is 400k+ and I don't want it sitting there without a clear title. I think they (bank or lending part of equation) are going to want to have title insurance so it needs to be possible latter on. 

For reference this is offered as a "special warranty deed" I have no issue with it I know it's different from regular title insurance. The thing is I'd like to title insure it on my own which needs the issue resolved. I have other things in process but I didn't want to leap without knowing my options should the paper trial I'm working on not resolve it.

My first step was to contact bank about as-is they are on another continent won't do it as they don't want to be involved / risk a litigation. Am talking with title company they aren't sure if they will be able to insure or not as they are getting documents regarding the late escrow closing from the commissioner. Nobody has a clue where they placed these records. So it's a matter of having a backup option.

Thank you for answering. They won't insure as it stands. Problem is it's an auction so it ends in 3-4 days and I just want to know there's a way to clear title by that time. So there wouldn't be title insurance and that would not be a good thing to leave open.

I have a house I'd very much like to purchase but there a complication : This house was foreclosed on. The proceedings went through as normal but the commissioner forgot to close escrow after the case was resolved. 

Now the title officer said they won't insure it. Because the escrow was not closed ( within 30 days ) they think it's outside their expectations. 

To make this work I need clear title at some point in the near future. As I have cash for the purchase price I can buy but I would need to be able to get title insured - what are my options?

Can I foreclose on the property again /(other other legal action) or is there a lenient title company out there I don't know of yet? There is nothing else wrong with the title it's just a paperwork technicality.

Thanks - I really can't tackle this one on my own and appreciate your help

If there's no nasty repairs hiding around that looks like a go ahead. Still start out with owner finance at 25K that was a good suggestion. Check out deals on wheels then find your rent to owner.

I've seen several situations where this is used here in Hawaii but usually it's established from the get go that that's how it's going to be setup. I.e a caretaker signs on to pay something like half market rent in exchange for gardening or cleaning. This tends to happen with large estates and Bed and Breakfasts where there is a heck of a lot of work and it will be apparent if it's not done. Are their skills worth more than the rent if so take the risk and know that it is a risk you are willing to take.

Is it required to have workers comp for the following :
unpaid -caretaker

unpaid -volunteer

somebody pays rent but not utilities?

The art is a terrible idea unless they are a known artist / you like their art. I am an artist I can't sell my paintings for anywhere near as much vs. hours it takes to make them whereas my teacher can command 6-8 k. Not known yet.

I'd like to know who you find if his does work out for you. I worked in trash outs and yes they were often more of a job than you were really paid to do. One point to watch is trucks draining your cash - we took jobs in an area that was way to remote ex: we were in Seattle, Washington we did Spokane. That was sad in terms of payoff. Brother of my boss was a guy at the bank so that is probably how he remained in business. Your best bet is to find who the bank contact is who is doing it for them and undercut it. Then do a better job and increase rates.

Also sell stuff you find it's worth a fortune if you get the right contacts. You might want to get an appraiser pal / learn the good stuff. Go ask them what antiques to be on the lookout for or get an education in it.

Jon K said it well. When it's cheaper to build than buy an existing house. It has to be an area that's a) experiencing growth b) has little distressed properties still available or c) something very specific like it's next to the new commercial center in x.

Thanks for the replies as I said this was the 'not sure list' will be trying quite a few things. Good points about not to mix identity. Hadn't thought about that. Sign shaking is popular here because it's Hawaii, you can't have signs cluttering up the view it'd drive away all those tourist dollars. Yes no billboards.

I know there are several building blocks to a wholesale marketing campaign. I made a plan of attack - this is the stuff I am unsure should go on it

Sign shaking - this is allowed and time expensive. Where do you do this

a ) high traffic zone in a there are less distressed home owners

b) A mid - high traffic zone in an undesirable area - less properties qualify for loan

c) Less populated area where no other bandit signs / little marketing exists

d) none of the above

e) try them all and take score?

I have people I could pay to bring in leads. How much would you pay per lead ?
Assume they have no idea what they are doing - are only providing leads unskilled labor

I debate using :

Bandit signs – I basically think they’d work but our counties are sign Nazis. No billboards for example. I am wondering if there’s a way to test the water here without having to pay a really huge fine. Thinking about putting up one and seeing if anyone complains. I would do on weekends in less upscale locations – take down on Sunday. ? is it that simple or do I have to know when enforcers are working? Is there a way to tell if the first offense is a warning?

Car sticker <-- complete waste? Can I put a large QR on that or would it be moot?

Is there anything illegal about doing one business and advertising another? Let’s say for example I own a hotdog stand can I advertise for another business and hand out business cards?

The best way is to experiment but I am looking for the most efficient way
