Awesome, thanks @Daniel Pitner and @Ryan Swan for the response! Sounds like Arizona School of Real Estate and Business is the best option. And 100% to joining a brokerage, getting a mentor, and all that jazz. I can only imagine how valuable the hands on experience will be versus the educational setting.

Hey everyone, I've been researching how to become a Real Estate agent here in Phoenix. There is a ton of information and courses out there. 

So, was I'm hoping you have advice for someone just getting into Real Estate and what recommendations you have for education? I've primarily looked into courses through the community colleges and various Arizona Real Estate schools, but definitely open to other suggestions. Thanks in advance!

Thanks @Joe Cassandra Propstream looks pretty cool. Definitely been playing with the rental calculator as well.

Totally, I've just been using the calculators as a means to get comfortable with them @Jonathan Greene. But, still need to get more hands on.

Thank you for the advice @Jonathan Klemm! I'm definitely leaning towards investing close to home to start while I continue to learn. Great to know about @Sarita Scherpereel multifamily is something I'm seriously considering from a cash flow or house hacking stance.

Yeah, BRRR has seemed attractive to me for exactly that reason; blending flipping and holding property.

Hello BP!

I'm Perry currently living in Chicago, IL, but from San Diego (planning to go back within the next 3-5 years). I'm interested in getting involved with rental properties, flips, BRRR, and multi-family properties. I'm interested in flips and BRRR to help generate income faster and because I'm a Project Manager by trade and think it would be super fun to use those skills for personal gain. When it comes to rentals though I'm very open to being a long distance landlord hiring a turn-key Property Management company. So, while reading Joshua and Brandon's, "How to Invest in Real Estate." I find myself still undecided on what state I would want to begin to invest in or where to begin really.

I'm really excited to keep moving forward so any and all advice is welcome! But if you have suggestions on which strategy might be the best one to start with as a beginner or thoughts around being a long distance landlord in the beginning that would be super helpful, thanks y'all!
