Brandon Clymer FEMA does regulate flood insurance and in my state(Arkansas), the minimum coverage is $100,000. I had a house that was worth $60,000, but had to pay for the 100,000, it is a racket. I shopped around and got a much better deal and then I raised my deductable to the max. I was penalized by a claim that was on the property prior to my purchase, but it got cheaper the longer I held it, so you might rerun it every year. The city also made improvements to the drainage and that helped, if any changes like that have happened, you might negotiate it down further. Good luck

I didn't won't to be back in that atmosphere do I sold out. Do I regret it? no as it helped me get going, would I do it again? No. I would say start with the end in mind and definitely study ways to bulletproof your house, ex... Doorknob stoppers, pans under all the sinks, ect...

Judi Smith The most important thing to keep in mind: Nothing is worth your life or well being!!! There's varying levels of the ghetto and I would advise you to study the area before buying. The cash flow can potentially be great, but without a doubt the headaches will also be great. I grew up in the ghetto, so I was comfortable buying in the ghetto, however what I discovered was that the people I was dealing with were pulling me down. ....

Frank R. Once I have the closet/wall removed it will be on the exterior wall in the living room. I have no other option but to leave it there, so at this point I'm trying to make the best of a bad situation. :)

I just purchased a bank repo and am bringing it up to code. The breaker box is currently in a closet that backs up to the living room and so the most cost effective and time conscience way of dealing with it, is to open up the wall which will expose the unit to the living room. I'm looking for creative ways to hide it while keeping it accessible. All ideas will be appreciated. Thanks and please tag me, so I'll get notified.
