I currently have 5 acres of land under contract, located in Northern Califonia near the town of Georgetown. Do I need to take ownership or can I assign my contract to a new buyer?
The seller would like to sell quickly so I am unable to market the property for more than 10days without closing and taking the title myself. If I take the title what is the best way to sell 5 acres of heavy forest, the property will need work to have a pad put in and cleaned out of the foliage.
I would like to sell the lot FSBO to help save on commission, but if the numbers work out I wouldn't mind selling with a realtor.
I have a few flips under my belt, all with me taking ownership and renovating, but never with land and at 5 acres that is not fenced off it is all new to me. any advice would be appreciated. Thanks.

Hello BP community,
I currently have a deal in place with a off market property in Rocklin that is absolutely packed with Antiques. The Antiques will need to be sold or relocated prior to me doing work on the house. My goal is to flip the property but first need to help the family liquidate all the Antiques (Personal Property) from the house. I am seeking someone with knowledge of Antiques values in the general area of Rocklin / Sacramento.
I see 4 opptions to move forwards:
opption 1: pay a specialist to appraise all the personal property Antiques in the house. Then I can make an honest offer on buying the house with the personal property and do whatever I wish with it.
opption 2: have the family rent back the property for a set timeline and pay a specialist to hold an estate sale at the house.
opption 3: have a Antiques dealer purchase the entire package of Antiques and remove them from the house.
opption 4: have an Antiques specialist structure a contract with the family to move the Antiques and sell them on a commission basis.
This is Not a horders situation, the Antiques are very nicely presented and many of the items are already in showcases.
I honestly have no idea of what the items in the house are worth and am in need of help so I am able to take ownership of the house In a time manner.

@Matt Devincenzo Thank you for the reply and information. You have given me a lot to move forwards with. The const you mentioned is higher than I estimated, it may stall the project if it is truly in the $30k+ range. I will be searching for a local firm that can assist me in this process.

I purchased a parcel in the city limits over 2 years ago. I have been living in one house and renting out the other, I would like to sell the rental to my tenant and am starting the process of splitting my lot. I have never done a lot split before and am hoping for some advice to help me understand the process and most importantly the timeline and cost that I can expect.
I will try and add some information on the details of the project.
The parcel is approximately 7,800sqft with one sfh on the corner and the other down the block, both houses have separate addresses and separate street access. Each sfh has separate sewer, water, and electrical.
I reached out to the planning department and was directed to submit form CDD-0063, CDD-0027, along with a tentative map and site photos.
I believe to perform a lot split I will require a number of different deviations to the normal process. A few things to overcome that I see right off the bat is the smaller parcel size. The city of Sacramento requires a minimum lot size of 5,200sqft and a corner lot to be a min of 6,200sqft. as well as setbacks may be an issue.
A few questions:
-Should I plan on involving a surveyor, Civil engineer, or contractor to navigate through his process?
-Has anyone done something similar in the area? any ideas on the timeline I should expect or the cost to complete this project?

Hello@Carrianne Mucho , thank you for your response. I have been listening to the BP podcast for the last couple weeks and only recently upgraded to pro to really dive in and learn more and network. I am currently in the final stages of my project, I am closing in on finish work, painting and carpet. I'm still in need of a good GC for upcoming projects, also I’m in need of a heating and air professional that can help balance my system.
