Troy,
I am also considering rental properties and considering non-recourse note options. I understand there is a UBIT issue for this. Would like to know what others have done in the Self Directed IRA with rental properties as well. Seems like the power of leverage could really help build value over time, even with paying some taxes. Anyone have experience in the Atlanta market? I have looked at some SFH's there.

Thanks for your input. I will check out that book. Interestingly, I have recently started investing in certain equipment leasing partnerships that are sold through the secondary market that are doing quite well. They hold the lease to equipment, earn cash durng the term, and get the residual back at the end. Right now the demand for used containers is high so resale can be 2X book. Anyway, I say this because it took quite a bit of time to get familiar with the brokers/players in the secondary market but now I feel I have a good handle on it and the products offered. This seems like a similar concept in that you need some time/due diligence/patience and need to build a network. Also, I like having the security of underlying property. I am fine with all that so would love to get started. Is your firm a broker? If so I would like to chat sometime or get some recommendations. You are right this website is a great source!

Thanks Bill. I have a small business valuation firm so I am familiar with the financial aspects (discounts/rates of return, etc.) which I imagine is the easy part. I have valued these for high net worth individuals and understand mechanics. Again, I think that is just a good background to start from.
No loan experience other than my own mortgage. Any good books to start with? Also, seems to have less hassles than owning investment property over the long run.

I am in process of setting up a self directed real estate IRA. I am very interested in note investing. Anyone have thoughts on how to begin the process? I have a good financial background but new at real estate.
