@Tanya Maslach - Have you found a PM/boots on the ground team to help you manage MTRs in Columbus? I am an OOS investor, currently own one long term property in Southern Orchards, so keeping in mind my options open with MTRs (which I run here in CA and are great!) as the property is so close by to Nationwide Children's Hospital.

Do any out-of-state investors have a great property management company you'd recommend to work with in Columbus? (C neighborhood rentals). About to close on my first property in this area and would love to expand my search and compare services and pricing. Thanks!

First time out-of-state investor, scouted the area back in January. Decided to focus my search in neighborhoods like: Driving Park/North Linden/Southern Orchard. Saw a property today in Milo-Grogan, but not familiar with the area. Would love to connect to locals/investors/realtors that can share with me some wisdom about this neighborhood. I recommend the neighborhoods that are transiting from C to B. The highly appreciating neighborhoods with good rental rates!

These seem to be places like Hungarian Village, Merion Village, Reeb-Hosak, Vasor Village, Southern Orchards, Driving Park, Franklinton, North Linden, Old Oaks.

I bought a place in Hungarian Village, in less than 8 months it more than doubled in value (with a little work) and is net cash flowing more than $1,800/month.


I'm heading next week to Columbus to scout my first out-of-state investment property. Curious to understand the local definition for B and C neighborhoods. How would you define each of them? And how target populations differ one from another? Thanks!

A - AWESOME AREA: Excellent, shops, malls, great schools


B - BETTER AREA: Good area, graduate students, young families


C - CASHFLOW: Working class, corner stores, some government assistance


D - DANGER DO NOT GO: Low income, government assistance, high crime


F - F*CK NO: War zone, a lot of vacant properties, poverty

Luckily Columbus’ neighborhoods have been lifted up in the past 20 years, we no longer have D and F neighborhoods

 Hi Isaac! I'm on the same boat as you. I'm coming to Columbus for a scout trip next week. I'm planning to see some properties, talk to property management companies and mortgage loaners.
