Hi @Rhea Jeong and @Shawn McAuley, thank you for becoming Pro members and for checking out Deal Finder. I agree that you should be able to search for deals by filtering for the "multifamily" property type; that is a core part of the tool's value. Currently, there is a bug that is limiting the functionality of this feature but the team is busy resolving it. Thank you for bringing it up and I'll update you here once it's been resolved. "Dear Noah, 

I need help deciding what to do about the property manager of my out-of-state property.

It's a duplex in TN. I've owned it for 5 years and have never seen it. It wasn't in awesome shape when I bought it, but nothing major or urgent to fix. The original property manager was a local company and then they were bought by a larger corporation.

I've been telling my new PM for several years now that I was willing to put money into fixing things up, give the tenants a stipend for painting or gardening or anything they wanted to do to make it their own (long term tenants, most stay several years at least), etc.

The response was always like, "We don't really fix things until they're broken and everything is fine." 

I asked for a thorough inspection report and months later I finally got it. This place looks pretty damn gross to be honest.

I'm wondering if I just move on from my PM and find someone who's willing to take on a bit of a fixer upper, or keep the current PM for now, hire out someone myself to do all the work needed, then find a new PM.

Or, am I overreacting and PMs truly just lease the property, hold on to deposits, and fix things when they're broken? Is it too much to think that he would proactively tell me when the stairs are literally crumbling and the gutter is falling off the side of the house?!

Post: DEAR NOAH: Is it a terrible idea to buy a condo/townhome as a primary?

I was in a similar situation when I wanted to start investing but didn't have a primary yet and lived in unaffordable Denver...I ended up investing out of state. Bought a few places that cash flowed in Kentucky, then came back to Denver later when I had more creative options to get a primary and make it affordable.

We bought a primary in Littleton last year with an ADU that we Airbnb and it does really well so far. It's in an "unincorporated" county so we have no STR restrictions which was a really nice surprise. We also had the seller buy down our rate which helped.

If you're open to investing in different markets but want to stay in Boulder, you might find a good enough deal to make it worth purchasing an investment in a different market first while continuing to rent in Boulder. Dear Noah,

I had a quick question regarding the current housing market. I would like to set myself up to start investing in real estate, but currently I don’t even own a primary. I have a downpayment saved up, and I’m trying to evaluate what to do with the current market. I’m living in Boulder, CO right now, so that really hurts the affordability, it's looking like most of the things I can afford here would be a condo/townhome. My timeline is probably 1-2 years as I believe the market is softening right now, especially with the high rates.

I have two questions: 

- Is it a terrible idea to actually buy a Condo/Townhome as a primary?
- What are some good resources to start strategizing my next couple years to set myself up for being able to invest?
