I have been using for several years and highly recommend RentPrep for tenant screening. They run criminal/eviction checks and call landlord and employer references. From a property management standpoint, I also recommend you require tenants to get renter's insurance and name you as "insured/interested party" to the policy. I also require tenants to pay via cozy.co (it's free for you to set up and free for them to pay) so I don't have to deal with collecting rent from tenants in person or dealing with rent being lost in the mail. Finally, use an attorney for evictions. They can get the process started and finalized much quicker than if you tried to do it on your own. Good luck.

I am considering a hard-money loan as I do not want to tie up my own money in a deal, at least not yet. However, if the hard-money loan option does not pan out then I am willing to use my own money. I am new to the financing options for real estate investing so I am still learning as I go. Any insight you could provide would be much appreciated.

The price for an eviction depends if it will be uncontested or not. In my experience, an uncontested eviction can usually run around $500 (excluding costs) and a contested eviction could run anywhere from $1200 and up.

You cannot change the locks until you have a court order from a judge allowing you to do so. You should post a 3-day notice on the property and after the time has passed, file your eviction case and get the ball rolling in getting this tenant out. The longer you wait the money you are losing. Good luck.

I live in Jacksonville, FL and am a Florida attorney. I have been managing every aspect of my parents' rental property business for over 15 years. Everything from tenant screening, lease drafting, rent collection, compliance issues, insurance, evictions, rehabbing, etc. I have handled for their 10+ properties. I have also handled landlord/tenant issues and contract drafting for my clients.
I am now interested in buying my own rental properties. I am open to flipping as well but my long term goal is to build a sizeable portfolio of rental properties (SFH, condos/apartments, multi-family). I am interested in learning how to get hard money loans to purchase these properties. What are the initial steps that need to be taken? What companies/sources are out there that are credible and willing to work for a first-timer such as myself? I have my own money that could be used in the rehab of the properties if necessary. There is a lot of information out there and I would love to know from you members what strategies you have used in your real estate investing ventures. Any guidance you can provide would be greatly appreciated. Thank you in advance.
