@Ryan Howell I will look into that. There is very very few walk out basements in my area but that is certainly an amazing idea

@Mike Cumbie yes. I am actually considering staying in the mobile home for aprox 5 years so I can invest and not have a big amount of home  maintenance in the meantime. Also keeps my DTI lower as far as I could understand. A trailer in my area is about 80000-100000 with a 400 dollar lot fee monthly tax and water and sewer included. A single family in my area is at least 250000 if you get a smoking deal and the cheapest duplex I have seen sold recently was 340000. My flip is in a Neighbor town where I prefer not to live. I just want to make sure I'm not making a grave mistake.

@Mike Cumbie sorry my post wasn’t very clear. The flip I’m currently doing is on a single family 3 bedroom brick home. Not on a mobile home. I currently live at home with my parents. I’m looking into buying a mobile home for me to live in.

@Zach Westerfield the plan for the first property is offload it as soon as the renovations are complete. I don’t like to count my money while I’m sitting at the table but I should cash out in 2 months with a 30k profit. What I was thinking I would try to avoid is moving every year. I just don’t know if the monthly loss on land fees is worth it for the gain in time so I can work on a second deal at the same time. I personally wouldn’t mind owning the mobile home as a long term buy and hold but I wanted to make sure I wasn’t missing any important detail before I hoped on the bandwagon

Hello I’m a very new investor and am currently working on a house flip. I am 21 years old and am looking to marry my amazing girlfriend in the not so distant future. I’ve really been struggling about what to buy as our personal residence. We are considering a mobile home/trailer park home. In my opinion it will take less work to keep maintaining. I Also see it as saving a lot on furniture. I’m thinking it will keep my dept ratio much better too. In my market there is no duplex available and I also like the idea of my trailer home not being directly connected to my neighbours unit. If a duplex comes up it sells over 300000 all day. I understand there is park fees to be in a park but do the pros out weigh the cons. What things should I be considering in this deal
