Regardless of my position, it sounds like the two of you may have a interesting niche. Think of all the tenants that you could reach buy being proactive about saying you’ll take a pitbulls.

Not sure your insurance carrier or lawyer would be happy, but it’s clearly an under-served market

Maybe have all tenants sign waivers that release liability. Pitbull owners sure are passionate.

Hey Lee, pulling the trigger is really scary. I have been making a point of going to one local bank a month and making a connection with a loan officer. It’s a fun way to talk real estate and start to learn about multi family loans. It costs nothing but time and you’ll see different banks have different rules. Hang in there and keep crunching numbers and sharpening your blade.

When you see the right numbers, pull the trigger.

I keep reading your responses to experts and it sounds like you're still trying to do the "nice" thing. I think you don't like conflict, many of us don't  - but by not handing the reigns to someone who gets paid to handle this type of conflict, you'll continue to suffer both financially and psychologically. 

 As someone who learned the hard way, tenants are a business - NOT friends or people who even care about  your "kindness". I echo many thoughts that you should immediately hand this over to someone ruthless and get out of your own way. You have grieving to do and this can go very far south very quickly.

Hi Beau,  I use an app called "Happy Inspector" that allows me to do a MIMO digitally and include photos. Then, I send an email to the tenant with an explanation of all of the items that we checked and that way we both have a time-stamp of the walkthrough. The app actually has them digitally sign the report and date stamps everything - so a pdf can be generated and filed in the tenant file. It's worked well for us.

I'm trying to find a great property manager to handle a 7-unit apartment in Apple Valley, California.  Any Ideas? For now, I'm thumbing through Angie's List - does anyone have a good list of questions I should be asking ( I know I'll forget something).

Not sure if this is the right category - but hoping someone can point me to an advisor.  I'm looking to sell a Dallas area condo I paid cash for 10 years ago. It's paid off -and now I'm hoping to carry the note myself...but am not sure of the steps for the state of Texas. (I had partners that drafted paperwork for a deal in Oregon years ago - but this is the first time I'm doing this all on my own). 

What are the steps I need to consider before attempting this? Are there any Texas laws that I need to be aware of? I'd be interested to connect with Dallas area agents that have loads of experience in this area.

I'm going to make a draft of a letter and get some feedback. 

I am assuming his rent will NOT be in on the 20th of the month, as he has promised, so on the morning of the 21st I'm going to give him his 60 day notice - with a $300 incentive to be out of the unit on the 1st of January - and $100 per week for moving out any earlier.

Point taken about me being in control - but I just don't want to spend a thousand dollars cleaning up a mess he may make by being vindictive.
