Hello BiggerPockets!

I know how the title of this post may sound weird but bare with me. My parents own a property in Los Angeles, California. I've always wanted to convert the garage into an ADU, and I'm planning on clearing it out and getting a professional to design the ADU. My problem is that my parents live in Taiwan and they left me to manage the property. How can I get an ADU permit without my parents in the USA? Do I need to transfer the title of the home under my name? If so, how long will it take? Or can my parents just notarize the paperwork and get the building permit? My parents are 100% on board with this project but they're just not here.

I am currently a computer science major at UCR. I have a great passion for real estate investing, and am currently studying to get my real estate license. I was wondering if there are any opportunities to use both my computer degree and real estate license in Los Angeles.

Hello everyone!

My name is Pei and I am interested in investing in real estate. I am still a senior in college and my dad wants me to invest in real estate. My dad has a lot of properties in Taiwan, so he wants to sell some and invest in California. He wants me to look into properties in Southern California, LA and OC area, and look for rental property.

So my strategy is this: I would buy foreclosure homes, buy them at auctions so I can get a good deal. Then turn those properties into rental units. Do you guys think is a good strategy? And can someone recommend me a good real estate agent from LA or OC area?

Hey everyone! I’m interested to get into investment property. However I’m only a college student so my budget is limited. I looked into some condos, 1 to 2 bedrooms and 1 bathroom, near Mission Lakes country club in Desert Hot Springs, CA. The condos are selling between 40k-70k which is around my budget. I was wondering if this is a good investment property for my first property.
