@Aaron Junck I've already learned thru contracting how to utilize subs and not try to do it all myself so I'm good in that aspect. I'll be sure to read that book though, always ready to learn more

Thanks for the reply Aaron. Luckily I am good at math and as a contractor can accurately estimate repair costs. Guess I better not screw up on getting my comps :)

I have been lurking and reading posts, just trying to gain some insight into the wholesaling side of things when a question occurred to me. What happens if a wholesaler contacts a seller and gets a home under contract and then can not find an interested buyer? Does the wholesaler get locked into the purchase of the property or is there a clause in the contract to negate the deal? I'm sorry if this has been asked before, I searched and was unable to locate it if it was.

All I have ever done is contracting and I often work with investors doing the pre- bid walk thru, I have never charged a fee for this because investors mostly get a few bids and then award the job. If I am first in I know my bid is one of them. Homeowners however will shop around for a year and a half getting 50 bids and then decide to not do the job at all.

I've been working as a contractor for 20 years, yes activated charcoal works to remove any odor and what works better is adding vanilla extract to the paint prior to painting.
