Thank you for the response. This is new for me. I have managed all my properties. I have been awarded by CMHA(section 8) for my leadership and management rolls. At heart I am a trades men and a accountant. Some things I will not give up. I appreciate your time and honesty in regards to your response. Oh, lol trust me my phone number will never be given out to a tenant again. My team is stacked with Lawyer's and contractors. Ill do everything but deal with tenants directly. I am also still willing
to pay the 8% management fee.

p.s broker right: contractually give the rights to sell my parcel.

 Hello and happy Friday! I have a question, has anyone ever successfully convinced a property management firm to allow the owner to retain broker rights to the subject property, control of maintenance (we own a contracting company) and also allow the property owner to be signatory to all accounts associated with the subject property.

   Hello and happy Friday, I am in the middle of a improvement exchange. I also own a general contracting company. My questions is, can my company act as the contractor on the subject property and be paid from the proceeds of the improvement exchange. Thank you in advance!

Thank you for the reply Brad. That's exactly what I've been thinking. I guess my fear is if we have a major correction and I end up being over leveraged with the banks. What's your thoughts?

I'm stuck, I have grown my real estate portfolio mixed with all multifamily. I am currently paying down my last rehab. I funded the rehab and purchase 100% by myself. I am currently stuck. I am certain I can use the equity to scale. I am currently sitting on 700k in equity across all properties. I'm not sure if I have analysis paralysis. Looking for any direction.

Just curious what software do you guys think is the easiest to interface and has all in one capabilities.  I am a small operator  about 12 units.
