Charge ahead!  If fear exists than bravery exists, exercise your bravery muscles and you will either learn a ton or make money or both.  But Philosophy aside, look for a partner that has done this before.  50% of something is better than 100% of nothing.

I got another property that im negotiating. Purchase price will be around 55 K, repairs 25K, ARV 135K. NOT SURE If i mentioned it in previous posts but this will be my first hard money loan. I Have done 2 rehabs with private money, one is a flip that is under contract to sell and one is a rental. i can provide you with detailed scope of work for this property, and previous pictures of other 2 properties. I would need hard money for the purchase price and only 15 for Rehab. I can send you the address and let you evaluate it once I put it under contract. Being my first time using Hard money and only my third rehab I would fund the whole rehab if that would facilitate the loan.  Im trying to build a track record with Hard money lenders as this would be a great opportunity to scale my business.

Looking to get hard money financing or private money for a flip. I'm purchasing house in Dallas TX for 24K, 35K repairs needed, ARV is 130K. It will be my first time getting hard money. I have done deals with private money before but I am unsure of what are all the documents that I need for a hard money loan. Tried looking through posts but answer is not readily evident.

I just put my second property under contract and everybody agreed on price and terms but only the wife signed.  Husband said he will wait until we go to closing.  Does anybody know if this contract gives me equitable rights? Or must it be signed by both? 

Thanks for all those that wished me well.  Got my first Deal under contract.  My Brother will be my hard money lender.  Anybody has a sample contract I would use between a hard money lender and me as the borrower?  Also anybody has a good scope of work template?  I will be doing the rehab myself instead of wholesaling it. And does anybody know reliable GCs or good Sub contractors here in the Dallas area?
