we are looking to get private money to fund our projects . Typically we have used hard money and conventional loans to fund our deals but would like to change that. What are some common private money loan terms being used to secure funding ? Looking to see what works most for everyone or is there a standard that we should follow . Thanks in advance for any info from my fellow investors!

we just bought a house to brrr which has a nice fireplace . we are considering closing it up to keep the future tenant from burning the house down . Does closing it up lower the appraisal when we go to refi ?

any input is appreciated!

@Tony Polanco no never did . couldn't find a contractor to go over there so we stayed in the lehigh valley

we have a 4 bedroom house for rent with 2 applicants from section 8. One applicant is a single mom with 5 kids , 2,4,7,11,13 year Olds. The other applicant is a mom and boyfriend with 3 kids , a 24 year old and 13 year old twins . Same credit score but mother of five has no late payments against her . I am leaning towards the mother of 5 because it seems like they would be longer term tenants but am worried about wear and tear on the home with the younger ones . what is your opinion?

Trying to get a census on everyone's opinion. I've heard with a refi it doesn't make much of a difference if you use luxury vinyl planks or carpeting. . what is everyone's take ? obviously l.v.p. is a better option for long term but carpeting is definitely less costly . Thoughts?

@Don Blake we just had a ton of estimates and most came out to about 10k for a 3 bedroom I bath home . we decided to do the work ourselves and have a license electrician just do the service
