Steve , Awesome advice that was going to be my next question. Would a very good realtor be able to help us?

Would a broker even think about helping my co-worker? I have no experience and could not even think of all the what if's and why's in trying to help my co-worker.

But that's really ok also. He wont retire from here until he sells his home, So I get to keep him around a little longer. LOLOL!!!!

Jean, no. I just wanted to see if there was a way to assist him. Richard had already asked me if I wanted to stay in the home and after that thought and consideration already was having second thoughts.

I am trying to assist a coworker. He has a home free and clear that he was going to sell for $250k in Independence, MO. He has since dropped the price to 219K. I asked him if he would be willing to take $200K for the beautiful home he has. He would consider it!!!!!.

I am new to this but I want to help this guy out so bad. This would be my 1st entry into the RE field. Where is the formal offer made and how do I set up a contract that will get him the cash he would take for this deal to go through.

I have not done anything to make an offer, other than to see if he would consider my offer. He can be considered a co-worker and a friend. Would some one help me and  him PLEASE?????!!!!!
