@K Marie. It must be the market right now since it's on the incline. I was told by an investor that most sellers are becoming greedy right now and taking that as an excuse to price their property so high.

@Chris k Yep. It looks like I'll either just have to back out of the deal by telling my partner I want out or I'll just tell him to renegotiate with the seller to at least put it don to 10k to make a profit which I know won't happen.

@Gabe. Thanks for the comps. But the thing is I'm in a JV with the person who actually has it under contract. I had been considering looking at maybe putting it on the MLS but I heard you realtor access so I guess I'm just going to back out of the deal.

No I haven't just offered it to my list. I've advertised it on craigslist and I've only had one offer so far of 26k. I've had about 4 real offers all ranging from 20k-26k. There are no repairs needed on the home. It's more or less a turnkey investment deal which I'm marketing out. The monthly rent is actually $850.

I'm not the one who actually put it under contract but I do know that buy and hold investors would obviously have interest. One of my buyers was interested until he said the rent was too low for his criteria.

Yes I have. It's just with this particular property, they want at least 20k but my partner and I have it under contract for 41k.

I'm a wholesaler and I've had this deal in Baltimore City for at least a month:
ARV- 79k
Asking Price- 48k
Repairs- None

I'm not trying to wholesale a deal here but I'm simply giving you numbers to show that most buyers don't want to buy my deal at 48k. All of my offers have ranged from 20k to 22k and I don't know what to do about this property. My partner says we have at least 12 more days until the contract expires. I found a buyer who is willing to pay 20k and will close in 7 days but my jv partner has it under contract for 41k.

I don't know what to do. I'm thinking about listing this property on the MLS because I feel like there is no other option.

Any suggestions? I'm just starting out.
