Mindy Jensen....yes thats what I was asking. Is it difficult for a first time investor to get a 203K loan and get it all done for around $50K ?  Or do I try to get a conventional loan ? Problem is im sure the second floor needs work, so I may not be able to get a conventional. Comps are around $110,000. Im meeting the Realtor tonight to look at the inside of the house.

looks like around $10K...purchase price is $35K...rentals are are $750 per floor

Hi all, would appreciate any input I can get. 

I think I may have just found my first investment property. Right across the street from my house. Its a 2 family in need of rehab for cheap money. I would love to buy and hold this house and rent both floors. Its in need of some rehab but I can get it cheap. Is it easy to get rehab loans ? Since its my first rental property or should I try to get a conventional loan ?

I will be there Jacob. Hope theres room for me ?

OK ..so I went to my local Probate Court today and asked the clerk for a listing of all the probates ...She looks at me like I have 3 heads and says..."for what"? She told me I needed a name and adress to see any of them. I asked if they were public record and she said yes but if I want copies its $5.00 per page to copy them. 

My question is ?? Has anyone here done any probates ? And whats the easiest way to sift through all the junk (and people) to find what Im looking for. I dont mind doing the time and research but Im looking for a bit of help in the beginning stages.

Any help would be appreciated...

Hi everyone..Im looking at several condos in my market that recently went into foreclosure. Prices dropped drastically. Anyone know where I might get the best funding on $35 to $40K properties ?
