I looked at their site. It doesn't look like any properties are listed online that you can review prior to calling them.

Hi, it seems that there are a lot of individuals that struggle to find the right investment property. For those looking to buy and hold without the renovation, outside of the turnkey sites like roof stock, is there a site for NJ that specializes in providing properties that are ready to be rented with metrics showing your potential return? Do you think something like this would be beneficial? Properties that are available for sale would be hand-selected and all the prospective metrics provided on cap rate, cash flow, etc. would be provided. The company would help with the sale, lease, and even potentially property management.

LLCs are good for business checking accounts to organize and separate expenses and income. They do cost money on annual basis so keep that in mind.

What are the best areas (good schools, quality tenants) to invest out of state. Minimum 2 bed, under 75K. No work, updated properties.

I have heard Jacksonville, Fayetteville, Indianapolis. Anywhere else?

What area is the safest investment and most likely to succeed for buy and hold? Reducing risk is a unit in a good area that is updated. What area has the lowest price for the nicest place for the highest rent?

Best area defined as great neighborhood for lowest price and highest rent. After repair value, not for fix or flip.

No one has answered the question. What is the best area defined as lowest price with overall good location for quality tenants producing the highest rent? Just Jacksonville? I have read in other posts for Cordova, Bartlett and East Memphis. Fayetteville. Southaven and Olive Branch. Is there a poll or ranking, who thinks they have the best area?

I can get My Laurel, NJ for 135K, 1450 rent, about 7.5% cap rate.

So if I find some things I want fixed, and the seller refuses, then I am entitled to walk and get my earnest money back right?

 Yes just make sure the contract has the language.
