Hey Ibrahim exciting journey you are starting! I would recommend connecting with a reputable lender in the area. They will be able to explain capital you would need as it varies depending on the properties you would be looking at. I'd recommend getting your license if you were truly passionate to be a realtor, otherwise connecting with a good agent in the area will bring so much benefit. Id be happy to connect further and help you find those contacts if needed!

Hi Cameron,

With house hacking, I would say don't worry about Cash flow in the first few years you live there. Based off the numbers, I'd assume you are staying close to your current rent amount or decreasing while then building equity in the duplex!

As far as down payment, I think it depends on if you need the extra cash right away for any immediate repairs. I know you could put less down on it if you would like that safety cushion, just need to decide what is best for you!

Congrats, James! My wife and I purchased our first Duplex when I was your age and it was one of the best financial decisions we have ever made. It is all overwhelming at first and we definitely questioned our decision at the time but looking back we have no regrets! My biggest piece of advice would be to save as much of that rent you can in an emergency fund to cover any large expenses that may come up in future years!

I am a Realtor in the Grand Rapids area who has experience in Real Estate investing. I bought my Duplex back in 2022 and House Hacked for 2 years before purchasing a single family home to update, add equity, and add to our rental portfolio. I love connecting with investors and home buyers to learn from and provide whatever guidance I can offer!
