I see you're having your next meeting on 10/16.  I'll make sure I come to that. I'll introduce myself and perhaps pick your brain a bit.  I've heard great things about Trenton, I just don't know the area as well.  I am familiar with Philadelphia a bit though.

Thanks Greg.  I've also considered Glassboro due to Rowan University being nearby.  But you're right, taxes are the biggest obstacle in our area.

Do you go to any of the SJREIA meetings?  Where are some of your properties?

I would like to ask the advice of my fellow BiggerPockets members in the South Jersey area.

What markets do you think are the best for rental properties?  I currently live 10 miles outside of Philadelphia, and I'm willing to move as far north as Trenton if the right opportunity comes along.

Certain towns I've looked into include Collingswood, Haddonfield, Morrestown, Freehold, etc.  However, some of these towns (ie, Collingswood) maybe have already hit their peak.

Any opinion or experience any of you could share would be beneficial.  Thanks in advance!

@Ryan Dossey Yes that is correct. If you're not working with a Mortgage Broker currently, I would shop around and talk to one. They have all kinds of different loan programs, specifically the 5% conventional loan downpayment...at the cost of a slightly higher rate, but without getting hit with PMI.

I am curious to hear about those of you who have experience converting a single family home into a duplex or multi family property.  

Are their certain things to look for in zoning beforehand?  

Do single family homes get zoned for multi family before a request is submitted to the township?  

What are some important things to consider when it comes to the renovation?  How expensive can this get?

Just looking for some perspective.  Thanks.

@Jason Drew Welcome fellow Jersey investor!

I am based in the Mount Laurel, NJ area...just south of you.  Goodluck on your fund, I am also new and looking to buy my first property  within the 6 months.  I am focusing on either a multi family property or a flip for the first investment.

Let me know what areas you are looking as I have some towns I've targeted as well.
