I'd like to get more organized in terms of expenses associated with specific properties. So far I've just been using an excel spreadsheet but I'd like to have something more specific. 

I manage six properties for myself and one for another person. What are some good options?

I'm looking to replace the carpet in one of my rentals with Luxury Vinyl Plank (unless laminate is a better option). For the area, it's going to be towards the nicer rental end of the spectrum and I want a fairly neutral floor color/feel. From your experience, what gives me the best bang for the buck?

I have a family living in a single family residence and they've been there for three years. They mentioned they want to stay one more year but I've been trying to get in touch with them regarding a contract and haven't heard back (text or e-mail) over the last five weeks or so. I was planning to raise the rent by about 5% to account for the rental changes in the area.

We are approaching 60 days out from their current lease expiration. What's the best way to proceed? Send them an official letter, and if I still haven't heard from them a month out then ... ?

This should be Landlording 101, but ...

I've had this tenant for three years now. She owns a small business in the town and he works for a company that does work on roads - on and off. They have been late with rent a few times, but they've never missed a month.

Last month they were late and I charged them a late fee. They dropped off the check for the original amount because "they already wrote it out." I asked them to include it in this months rent.

This month, I have still not received rent. I keep getting updates that they will do it "today" which obviously hasn't happened. 

What's my next step? At what point does it go to small stakes court? I'm frustrated with getting the runaround this month and last month.

I own five single-family houses in two college towns. I'd like to keep track of all my expenses and provide a way for my tenants to deposit rent online. It would also be great to do electronic leases. 

simplifyem.com charges $9.95 per month for up to 10 properties. 

Does anyone have any experiences with them? What are some economical alternatives to consider?

Most mainstream property management software has built in ACH (or CC payment even).  I think these online payment portals are when you're not using property management software but still want to offer an online payment option.

Thanks Cody. What is the standard PM software? I have five properties so am fairly small scale right now. What would make sense for someone like me?

Is eRentPayment.com the preferred site for most property managers? What are some alternatives?

What's the best way to deal with damage to the house which exceeds the security deposit? Do I send the tenants the bill for the damage? What should I do if there are two unrelated tenants?

Thanks for all the tough love. Yes, I am realizing I have a lot to learn. Re-reading a lot of other posts and it's clear I've made a lot of mistakes in the last two years.
