Thank you kindly for the advice and encouragement. I very much appreciate everyone's input and help, it means a lot to me. Unfortunately at this point given my limited experience I'm focusing on MLS properties, a lot of them being bank owned foreclosures. I'm happy to say I have used the advice and continued to make offers and just got one accepted the other day so soon will have two properties under my belt. Thank you

Thank you kindly Micheal for the reply, I will certainly try to implement some of your ideas, especially cover letter. I should say all my financing is in place prior to making any offers and generally I'm within about 90% of asking price which doesn't give me much room for cash flow. So far have been able to purchase one property successfully. Perhaps my market is small, currently about 235 listings on MLS . Cheers.

Hello, just wanted to see how people stay motivated when making offers and not getting a lot of success as is the case in my situation. Is there strategies that work well when making an offer that will result in negotiation, I feel like I’m making reasonably fair offers on less then desirable single family properties and yet my rate of success seems to be low and it certainly feels dejecting. If you’re facing similar struggles please share, I will appreciate anything from advice to personal stories. Thank you kindly.
