What kind of document can buyer make with seller to make sure that seller wouldn't sell property to anyone until loan process completes ??

Yeah ,he have sold me 5 yo lease option and there is two separate document for it.Actually,i am unable to get credit even from bank and i am paying around $800 as rental fee and rental fee is also kinda similar to what i am paying

I have been living on one house on lease option contract for 5 years and predetermined price was 120k.Now its been nearly 3 years and i have found one potential buyer who can buy this home immediately on cash on 170k.so,how can i take advantages of this situation??

Actually how can one estimate the value of one bedroom ,bathroom or any other stuff of particular area??bcoz i am trying to estimate the value of one house via sales comparable approach but i dont have any information regarding value of one bedroom,bathroom ,new roof of that area.So,how can one find out information like that

Actually i am planning to create value via repairance of house and ofcourse ,in this area capital appreciation is around 4%.thanks for your awesome suggestion
