Thanks for all the responses. I will make sure if i do this then i set right expectation with tenants. Michelle, I also feel if it helps keep good tenants then it might be net +ve investment. Thanks for telling me the process you are using. I will use something similar. Thanks Pawan

Hi,

I am first time landlord. My tenants are asking me to add few blinds to windows and have agreed to split the cost 50:50. My questions are:

1) What kind of addendum do I make them sign to make sure they understand this improvement will stay with the property even after they leave.

2) What kind of receipt do I give them for this cost? Is this just part of rental reciept (ie one months rent is slightly higher) or is there some specific kind of reciept for this?
