Would any of you seasoned wholesalers or real estate investors, or even new & beginning wholesalers, like to elaborate on all the out-of-pocket expenses they ran across in completing their first wholesale deals? A realistic view of the wholesaling game and what to really expect?

I'm curious to know what is working for all you various wholesalers out there! Do you open escrow and run title searches after you get your contract with your seller or after you have both contracts from your seller and your buyer?

Hello Bigger Pockets,

My name is Real Estate Rod (lol) and I am very new to wholesaling. I would love is someone can help me out with the following:

1. Do I open escrow/ do a title search after I get contract with seller or after I get contract with my end-buyer?

2. Who pays for opening escrow/title search; Seller, Wholesaler, End-buyer?
