Thank you all for your generous inputs. Great ideas!  While Pittsburg might be a great place to invest for my requirement, I really would have to consider my management capabilities. I would be comfortable to invest in a place which is accessible within a 3-4 hr driving distance. Considering that, may be Fresno, Vallejo, Elk grove and Sacramento seem to be promising ones as per your inputs. I was talking to the real estate agent who helped me buy my primary home and he mentioned that it is really not the right time to invest in bay area as the prices are sky rocketing. He was also suggesting me Fresno as there is a proposed express train route from Fresno to SF.  Any suggestions which would be the best bet among Fresno, Vallejo, Elk Grove & Sacramento? Would expecting a 8-10% appreciation in a span of 3-4 years and a positive cashflow every month be too much in these areas?

I am not looking for fix and flip. I am looking for buy and hold for at least 3 - 4 years

I live in bay area and I am planning to buy my first investment property. My budget is around 600K-650K. Would love to hear any suggestions on where I can invest. My first choice is bay area but it is too expensive and I don't find any homes for this price range to see a a breakeven/positive cashflow every month. I am majorly looking for the appreciation on the property but at the same time I would like to keep the monthly out of pocket towards the mortgage and taxes to a minimum. May be from breakeven till $1000. Really appreciate any suggestions and guidance..
