Quote from @Bruce Woodruff:

Getting rid of it legally is very expensive (I used to be a swimming pool contr).

So I'd keep it...... You are paying way too much...... for a small pool, 1x wk service, should be < $100 per month. There should be few repairs once you replace the basic equipment.

I'd get more bids for service, you're getting ripped off.

This is the second company I used. The first one was going up on price, so I found this one which was cheaper initially. They only come every 2 weeks and the service went from $70 per service plus chemicals to $95 per service plus chemicals. I wish we have more options out here, but I will try to see if I can find better quotes. Thanks!

Quote from @Scott E.:

Where I live, I couldn't imagine removing a functional pool. They add a lot of value on rentals and on resale.

But even if you're not getting much of a rent premium, I'd still consider the cost to maintain every month compared to the cost to properly remove it (for example, if you're paying $100 per month for pool maintenance, but it costs $10,000 to remove, is it really worth it to spend the money to remove the pool?)

I'm actually demoing an old pool this week on a new build spec I'm doing (where I'll be building a brand new pool in another location in the back yard). To remove this pool the right way (demo concrete, back fill, compaction, soil test) is very expensive.

Thank you. I’m not sure how much it will be to fill in with dirt or building a deck over yet but it was costing us $250-$350 a month to maintain this small pool.

Hi Biggerpockets,

I am looking for an advise of what to do with an inground pool at my rental. It is a small pool and not being used at all by the tenants. I was using a pool company to maintain it for the past few years but the cost has gone up significantly. I will have to maintain it myself now but I was also wondering if it will be better just to get rid of it by either filling it in or building a deck over. Has anybody tried the deckover method? Would it be equally pricey as filling it in? Also, any company you would recommend in the atlanta area? My property is in the Smyrna/Mableton area. Thank you in advance!
