Hey folks I was just curious when you first dipped into your real estate income for personal use? For example I have one rental property which cash flows pretty good each month but I have never touched that income for personal toys or income or personal bills ... Maybe you flip houses or buy and hold but I'm curious when people actually start taking money for personal use or does everybody very strictly save or re invest ? I completely agree about saving and using your money for future investments but shouldn't one at some want get to enjoy a little, because is t that the end game ? Discuss..

What an incredible resource Bigger Pockets is. I have been scouring the forums and listening to podcast with all my free time. I live in Scottsdale which is a tough and expensive market to get into to. I have one rental property in Gilbert that was my first house here that is cash flowing nicely. I am almost ready to buy my second property maybe a SFR or small multi. I know it's not 2009 but I think the Phoenix market is still a very lucrative area to be in. Would love to connect with local investors/mentor and continue to learn. It's time to start multiplying assets ! Thank all

I also have a similar situation and would like to know more about second tier entitlement. I have one rental Outside of my primary residence that is a conventional loan. My current residence has a 220k 30yr VA loan. How do I use my second tier entitlement to purchase a 3rd property for a REI.

Hi folks, long term lurker, first time posting.  My question is pretty simple. My wife and I aren't sure if we should sell or keeping renting or first home w bought in Gilbert Az.

Part of the reason we are deciding  now is because if we sell in the next 6.months we don't have to pay capital gains tax.

The property is an A property, 3/2 townhouse, 2000 sf. Comps are easily going for 205-210, we owe about 145.

Current rent is 1400, all expenses  are about 1000 including  hoa. 

I ultimately  would like to stick it out for the lomg term investment but stuff happens and th market isstrong here. 

Second  question, say I have about 5k saved in te realty fund from.cash flow, what do you all do wit this money. I know it's good to have an emergency fun if some sorts but are you guya putting it back into the principal  ir saving for the next down payment ?
