I was wondering if anyone had experience getting a conventional loan for an out-of-state investment property from Watermark Home Loans, based out of Irvine, CA? They consistently quote me 0.5% lower than competitors and I am wondering what the catch is...   I am looking to finance a duplex in Richmond Virginia.   Thanks for all and any input!

For a realtor in Huntsville, I would highly recommend Caroline Davis.   She is active also on biggerpockets, and you can connect with her if interested.   We are currently in the process of my first deal.   As an out of state investor, she is a tremendous resource with 18 years of real estate experience.    The new construction I purchased already has gained equity.   Caroline also does property management, and is already touring potential tenants for the home, which hasn't been completed yet but is on time for completion in mid march.    Feel free to connect with me if you would like a warm handoff.

I am a new investor looking to buy my first property, ideally something that cash flows a little in a low crime, high appreciating area.   I am a physician in California, have limited time, and am gravitating a bit more to turnkey new construction, trying to keep things as passive as possible.   After doing some shopping, I am excited about at an A class property in Huntsville AL, brand new single story brick rancher, excellent surrounding schools.  One thing that gives me pause is I am noticing the builder only offers a 5 year structural warranty. The builder is DSLD homes, he is building this as part of a >200 building neighborhood, seems by all means reputable, but I am also learning that foundation failure usually has nothing to do with the quality of the construction and more about the underlying soil content.  One structural warranty provider (2-10) reports that they have a 5% incidence of claims, which seems surprisingly common.   I wanted to ask my fellow investors, do you insist on a 10 year warranty when buying new construction?

Hello to all!   My name is Paul Willis, I am a doctor in Los Angeles, surf on my free time, and am currently beginning to process to become a buy-and-hold investor.  I was discouraged by the local market in LA and am looking elsewhere, specifically in the Portland, Oregon, where I grew up.   Does anyone recommend investor-friendly realtors in the Portland-metro area?   I connected with Sue Sullivan at the Mahaffy group in Portland, and was wondering if anyone had experience with her.
