Second what Adam said above. You're going to struggle if you rely on MLS or other publicly available properties... the national "groups/brands" have descended on FW since we have been in the Top 10 for a few years now and crunched things up. This lack of inventory for investors is what made me stop flipping and start wholesaling in the area actually. Let me know if I can help. Welcome to the Fort!

If you want to really hit big cash flow right away, leverage is fastest way to do it. But if you're hitting $300 net a month then that's nothing to scoff at. In terms of Fort Wayne, I'm finding a lot of good houses for my buyers in the 46808 area right now with a low cost of entry. Good area and with upside due to impending riverfront development.

Illinois is a tenant friendly state from what I understand vs landlord friendly Indiana. Rental market just across border from Chicago in Indiana is killer if you're looking in that area.

Hey everybody! I'm looking for anyone who has recommendations for an accountant/CPA here in Fort Wayne. The gentleman I have been with has decided to retire and I am hoping to transition directly to someone who understands the real estate business pretty well rather than bounce from firm to firm trying to find the right fit.

Kevin, you're right to want to invest up here. I have worked the Indy market myself... it can be pretty tough sledding depending on which niche you are working.

I have been flipping here in Fort Wayne for a few years now and now have transitioned to wholesaling predominantly. Let me know if I can help, whether that be with a question or finding a property up here.

Depending on how close you are to Chicago, you might be better off using that money to pick up a rental in that part of Indiana. There is a wholesaling group up there that I have worked with and know the ownership personally. Have visited the operation several times. From driving around the area with them, there is a very strong ROI for rentals or RTO in that area (they are close the border). People commute across border to Chicago because of how much it costs to live in town. Not to say there isn't opportunity for flipping, just food for thought.
