Does anyone in this forum invest in self storage syndications? I’m curious about your experiences and the Sponsor’s projected hold times vs actual hold time. I’ve seen Multifamily holds between 3-7 years, but have seen self storage between 1-4 generally.

I am also open to investing in any local/regional syndications if anyone is sponsoring. I am not currently an accredited investor but am able to contribute 50k/year into funds. DM me if interested.

Hello all,

I'd like some input and feedback on underwriting NNN deals; is it simply subtracting debt service(s) from NOI over the course of the lease? (Of course adding rent bumps, etc)

I know each lease is different and landlords may cover additional expenses with NNN such as the parking lot, but as a first-pass, "quick and dirty", is this a good way to start? Am I missing a key component?

Thank you for your response. At this point, I'm looking to take my property lists and filter for only properties with NNN leases. I was hoping someone in the NNN space who buys off-market deals could lend me a few tips on how they narrow their lists down before doing direct mail campaigns.

Can you explain what you mean by "manually decide that?"

I am searching for properties that haven't been sold in the 3 years and are larger than 10k sqaure feet- sorry for the confusion. I'd love to connect and talk more about it; would you be open to DM?

Hello everyone,

I initiated a direct mail campaign and am starting to get calls back; however, I can see already I misfired with regards to filtering more. I am looking for NNN deals on Industrial and Large Retail Plazas in Central FL or large metro FL areas. I used Propstream to build my list and used these parameters:

target county area - multiple

owner-occupied - no

occupied- yes

off-market - yes 

asset class - industrial 

length of ownership - >3 yrs

last sale date- >2019

>10k sq. ft, 

My goal is to find deals with NNN owners/companies only, I do not want to get distracted. Can anyone provide me some advice on additional filters to find NNN leases only on off-market deals? Is it possible without brokers? Is this viable through Propstream? I was thinking of pulling lists next time around with larger sq/ ft to start.

Please give me your blunt takes, I need to learn and do not mind hearing reality checks.
