James, gas station business is just like any other, you have to evaluate it to see if it is a good investment for you. There is a lot of time and effort that is needed, probably more than the real estate business. Gas Stations are a declining "fad", due to the fact that all the big companies are getting into the C-Store business. Just the other day I was driving to my parents house and I saw a gas station on a Home Depot lot. 

Stay away from the business side! Buy the property and lease out your gas station.

Hello Bigger Pockets community, my name is Paul Singh. I come from an Art background, graduated from Columbia College Chicago with BFA in Graphic Design. Worked as a Designer for a few years and then realized that "a job" will not make me financially free. So I decided to go into business - haha - typical indian thing to do buy a gas station. I've been in business for the last 10 years, it has been great. But now I think it is time to shift on a bigger picture - Retirement. 

Thats why I am here on Biggerpockets.com, trying to figure out how to retire, and be financially free. God blessed my family with a daughter - First child to be born in the family after 35 years - I want to spend more time with her. 

I have started listening to the podcasts about 3 days ago - I am on podcast #17 as i am writing this post. At the end of each podcast Josh and Brandon ask a few questions, If you don't mind i would like to ask a question to the Bigger Pockets community.

What keeps you focused, what is that one thing that drives you to move forward?
