@Nick Belsky I paid it off completely two years ago so I've just been tucking the money away to invest again but I'm still so new to this so I'm just trying to figure out the best route to take. Renting has been great but cash out refinance sounds like it could put me further ahead of the game, or am I wrong? Being completely sincere with that question lol I'm just trying to learn as much as possible before making a decision.

Hey y'all rookie investor here! I own one property as of now and have some great tenants occupying it right now but they are planning on moving out at the beginning of next year. Trying to decide if I should sell (bought the house for a great price 6 years ago), refinance or keep renting once they're out. Any suggestions?
