@Paul Hansen Thanks for your advice. I like the idea of averaging utility cost over 1 year period and including number of occupants as a factor. What kind of percentage would you tag on to create a buffer?

Excellent idea for marketing purposes in leaving the all inclusive surcharge out of the rate listed. My biggest fear was being eliminated from search criteria, this will take care of that perfectly!

Absolutely a possibility. My biggest concern is the all you can eat buffet mentality once the renter is in place. What would normally be a reasonable fee to charge for utilities could quickly turn into a fraction of the actual cost. Did you have any issues marketing since the rate advertised would be substantially overpriced for comparable units?

Happy Plague everyone!

I am currently in the process of building a single family home in the Monon 16 development area with 3 units (main, basement, and carriage). While all 3 have their own dedicated entrance/kitchen/etc, I was unable to meter them separately.  Since the utilities will be in my name, what model would be most appropriate? Airbnb? Travel Nurse? Relocation? Executive?

Does anyone have experience with renting property in an all inclusive manner? Utilities and furniture? Long term?

Any and all commentary welcomed. Thanks for your help!
