I am going to talk to a motivated seller tomorrow and try to get my hands on an income producing 3 unit property.  Just want money to cover my truck payment and insurance..lol

I believe that I have all my ducks in a row and hopefully this will bring me to purchasing a second house I have my eye on for my family!

Fingers crossed and praying I don't mess this up!!

I have been looking into many different multi family properties.  I want to start building my number of doors controlled and feel that this is the best way to start.  I am having one big issue at the moment.

all of these properties have good to great numbers but, I am trying to find properties that I can build a solid comparison too. I have been working a few different materials to learn the process and have a good foundation for SFR comparisons.

  But, when it comes to negotiating large multi family properties I am having a serious issue finding values for like properties to help me negotiate the pricing.  Does anyone have advice or a system that they use to help judge a strong comparable pricing structure for properties that are unique with hard to find the comps?
