Read your purchase agreement.  Here in Michigan our standard PA here are worded to include major items such as furnaces and other items attached to the property.  We do have an exclusion paragraph that lists items excluded.  However I  personally feel that the tenant is being problematic because they are being forced from their residence.  You should contact the listing agent (if you're working with one)  and the seller to inform them that the tenant took the furnace.   Here in MI if something  is missing from the final walk through and you have proof then the person her will be held financially responsible for the replacement or you can revoke the deal.

As an agent in the Metro Detroit market, YES!  There are some great opportunities in and around Detroit.  Not only will that investment from Ford make an impact, the area has seen tremendous growth in jobs and housing prices.  The time is now to buy before they're all gone.

@joe

@Joe Splitrock i said requires you to be accommodating, that's all. I told him to contact an attorney since I'm not one.

Thanks for everything.

Bless you.

One simple law. ADA, Americans with Disabilities Act. By law you're supposed to be accommodating to anyone with a disability including installing a shower. However I'm not a lawyer just a real estate professional so please consult an attorney after reading my comment.

NO! As a licensed agent I would never recommend that! Scammers are always looking to SCAM! Hire an agent for half the rent as a commission and state that you want them to physically be present for showings or make sure you're available to show the property if hiring an agent or property manager is not in your budget.

I'm from Michigan and a licensed agent, I use and recommend caliber to most of my clients. I've done numerous deals with them here. Not sure if it's just my loan officer but they always leave my clients fully satisfied and are able to close quickly (30 days or less)! Reminder: could just be my loan officer.
