Post: 75% + LTV Lenders in Norfolk area

Hey all, I'm at the refinance stage of a duplex BRRRR and have been calling around to Lenders. The word on the street seems to be that most institutional lenders are capped at 70% LTV due to some sort of Covid restriction. Some lenders are always capped at 70% to abide by Fannie/Freddie restrictions, but now even more are because of Covid. Does this resonate with what you're hearing from lenders right now? Have you found any that can still do greater than 70% LTV?

Thanks in advance,

@Patti Robertson those are great stats! I live here in Norfolk too. What tool allows you to see that kind of data?

@Lisa Allen in Norfolk there are very specific zones, lot sizes, and set back requirements for ADU's. On wheels may skirt these rules, but I'm not sure

How have SFH hackers navigated regulations regarding rooming houses and/or boarding houses? They seem to vary from city to city but explicitly target these type of setups.

Hey Sherrod, I'm also in the process of renting a room out in Norfolk. Found most luck on FB and Craigslist. Truliailia and Zillow have given me a few solid leads. Just recently listed on roomster and roomies, too soon to tell how it will play out.

Hope you find some good folks!

Hey Chris, I know some folks but they only work in particular neighborhoods. Where about are you looking?
